I spent years researching the industry, watching homeowners get burned by fly-by-night operators, and learning exactly what separates a great land clearing job from a nightmare you'll be paying to fix for years.

What To Watch For
Every year, PNW property owners lose thousands to operators who don't know what they're doing — or worse, do know and don't care.
You've seen the Facebook Marketplace ads — someone offering to clear your acre for next to nothing. What you don't see: no general contractor's license, no workers' comp, no liability insurance, no bond. A lot of them are fly-by-night guys who rent a machine, have it dropped off, and have barely run one — and they can do more damage to your property than the overgrowth ever would.
Cheap and unqualified is the most expensive mistake you can make. It's worth paying a little more to know it's done right by a company you can actually hold accountable.

The lowball quote wins the job — then the crew shows up, starts working, and halfway through announces they 'underbid it.' Suddenly the price is double or triple, the machine is already on your land, and you feel cornered into paying it.
A real company gives you a defined scope and price in writing and stands behind it. If the number can balloon once the work starts, it was never a real quote.

An unlicensed, uninsured crew damages your fence, hits your septic, or worse — gets hurt on your property. Guess who's liable? You. Your homeowner's policy may not cover work performed by uninsured contractors.

An old-school crew clear-cuts your property, piles the debris, then bills you separately for hauling, dumping, or burn permits — often doubling the final price. Burning is also illegal in most Snohomish County areas without specific permits.
